Project Description:

A full building envelope remediation was executed for a residence with two interior courtyards and exterior walkways accessing each unit. Upgrades were restricted to match existing quality; the challenge, therefore, was to make a vinyl siding building as attractive as possible.

“In 2006 The Brambles Housing Co-operative entered into the long process of a Building Envelope Remediation Project. The Brambles is a 42 unit, three floor wood-frame building that has the unique design of two central pen air courtyards. The Brambles chose JRS Engineering as consulting engineer with Terra Shimbashi assigned as Architectural/Engineer on our project.

As one of the main contacts on behalf of The Brambles Co-op Building Envelope Committee, I had direct contact with Terra Shimbashi during the Design Phase and the Construction Phase on this project. She is very knowledgeable, a good listener and made every effort to find solutions to the many problems that arise during the remediation on an existing building. Terra also researched many cost saving alternatives, always keeping within the Building Envelope Code, and being aware f the cost constraints that the co-op faced.Terra has maintained a very good working relationship with all members of the group, namely BC Housing representatives, Aquaproof Restoration Services (AQP) personnel, Brambles Project Liaison and Brambles Building Envelope Committee.  She has also managed the work schedule very efficiently, keeping site reviews of mock ups and design details for problem areas done in a timely manner. Our project is still underway but is two months ahead of schedule and on budget. Construction work invoices were summarized and presented to BC Housing and the co-op regularly, correctly and on time. I found that Terra has a very even disposition and understanding personality and a pleasure to work with; a very well trained, knowledgeable architect and engineer.  Terra has very good taste in design and color coordination. She did an exceptional job on The Brambles Co-op building and I believe our co-op will be the envy in our neighbourhood.
