Brambles Housing Co-op
A full building envelope remediation for a residence with two interior courtyards and exterior walkways accessing each unit. Upgrades were restricted to match existing quality; the challenge, therefore, was to make a vinyl siding building as attractive as possible. The exterior walkways were waterproofed with 2-ply SBS membrane protected with concrete pavers.
Cornerstone Community Church
The building was partially constructed, then abandoned due to budget concerns. A full condition assessment of the facility was accompanied by a feasibility study determining the costs to upgrade the structural, mechanical and electrical systems to meet code requirements. The building was successfully completed on budget.
Elemental Offices
The challenge: design, and construct office fit up using readily available, local materials to meet a 6 week deadline for move in.
Fairview Court
A full building envelope repair for a multiple level building with below grade residence and parking, using roof overhangs and thoughtful design to transform and modernize a dated 80’s look in a prominent neighborhood.
False Creek Elementary School
A prominent Vancouver architect, Richard Henriquez, designed this beautiful school in False Creek. The task was to respect the original vision while remediating the cladding systems to ensure durability within the Vancouver climate. The design was executed and the repairs completed while the school was fully functioning.
Grand Street Lodge
Aggressive time schedule required contract documents and construction to be completed within a three month schedule. With an older building with several building code and life safety deficiencies, creative tendering forms with detailed separate and alternate pricing was required to deliver this project to our client, BC Housing within the allotted budget and time frame.
Harbourside Terrace
A full building remediation for a 4 storey 57 unit wood frame building with exterior walkways, stairs and courtyard over parking, resulting in a major modernization and aesthetic upgrade, including enlarged window openings, roof overhangs, green membrane courtyard and a new ventilation design.
Killarney Community Centre
Assisting HCMA with the roof and cladding design, tasked with developing affordable, efficient systems detailed to support the architect’s vision.
Levo
Building envelope design and detailing for a 35 storey concrete framed building, completed on budget and on schedule. As consultant to the architect, Terra prepared a fully detailed building envelope package and material specifications for the building.
Mayfair House
Complete building envelope rehabilitation including new roof overhangs, roof membrane, aluminum windows, balcony membranes, stucco cladding and hardi board facia trims. The result turned a dated, pink stucco building with extensive leaks into an up-to-date building with enduring, classic appeal.
Paloma Housing Co-operative
Two three storey buildings with interior courtyards, exterior walkways, exterior courtyard, below grade parking, needing full envelope remediation. The result was a major aesthetic upgrade and modernization with new roof profile and overhangs, enlarged windows and a green membrane in the courtyards, all delivered on budget and on time.
Pitt Meadows Arena
A full building envelope remediation plus the construction of an addition and a reconfiguration of interior space to lower operating costs while improving functionality. The firm assisted the client with applications for energy rebate funding, helping to supplement financing of the project.
Richmond Olympic Oval
Assisting Cannon Design in the research, choice of materials, design options and detailing for wall assemblies, roof, raft slab, curtain wall and polycarbonate panel systems.
Tamarack Terrace Housing Society
Bring unifying form, colour, and materials to a group of existing townhouse and apartments that experienced premature failure due to water ingress.
Thurlow Place
An urban site with severe space challenges (0 lot lines) and cost per unit sensitivities needing full remediation and modernization. The design included new roof overhangs, modifications to the balconies and larger windows to bring more light into the residential units.
TWU – Northwest Campus
Building envelope rehabilitation on a concrete framed student residence that experienced premature failure due to water ingress. Specified durable, low maintenance, colourful cladding materials for student use.
Vicinia
A full remediation of the building envelope, leading to a modernized building with roof overhangs, improved detailing and street appeal, fully leased ground floor commercial properties, increased asset value and reduced maintenance costs.
